Creation of new touring caravan site on land off Lȏn Nant Stigallt, Pwllheli
Cadnant Planning Ltd has been commissioned by M. Roberts and Sons Ltd to undertake a pre-application consultation (PAC) in respect of proposed development on land off Lȏn Nant Stigallt, Pwllheli.
We give notice that M. Roberts and Sons Ltd is intending to apply for full planning permission for the change of use of the land to be used as a touring caravan site together with associated work to include erection of a shower/toilet block and reception building, alterations to existing vehicular access off the A497 and off Lȏn Nant Stigallt and associated landscaping.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.
About the Application
The application relates to the creation of a new touring caravan site with 62 pitches on land off Lôn Nant Stigallt, Pwllheli. The land is currently used for agriculture.
The touring caravan would only be in use between March and October (inclusive).
The proposal would also include the erection of a reception building and shower/toilet block to serve the development.
Access to the site would be provided via the existing access to the south from Ffordd Abererch/A497. This access would be widened to allow safe pedestrian access on each side.
A boat and trailer park is proposed in the north-eastern corner along with an informal play area for children.
Compensatory flood attenuation ponds are proposed within the eastern part of the site as required by the Flood Consequence Assessment.
Two landscaping mounds are proposed to be created within the southern part of the application site; one on each side of the access road into the site. Both mounds would be planted to provide an effective screening, especially between the touring caravans and Tŷ Gwyn to the east.
Existing trees are proposed to be retained as shown. Landscaping proposals for the site would include structural tree planting with the meadow part of the flood risk area managed for wildlife to provide biodiversity enhancement.
In the event of a flood, emergency access/egress would be available onto Lôn Nant Stigallt providing access to the A499 to the north.
