About the application
Cadnant Planning Ltd has been commissioned by Grŵp Cynefin to undertake a pre-application consultation (PAC) in respect of proposed development on land adjoining Pant Du, Ffordd Y Sir, Penygroes, Caernarfon, LL54 6HE.
We give notice that Grŵp Cynefin is intending to apply for full planning permission for the erection of 24 dwellings, creation of a new access and internal access road, consolidation of Public Right of Way route, drainage and associated works.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.
The site is located on the eastern edge of the village of Penygroes. The proposed development would deliver 24 dwellings with a diverse mix of house types, including:
10 Type 1 (4 person, 2 bedroom house)
3 Type 2 (5 person, 3 bedroom house)
2 Type 3 (5 person, 3 bedroom house)
1 Type 4 (7 person, 4 bedroom house)
8 Type 5 (2 person, 1 bedroom flats)
The dwellings would be available for rent on completion and managed by Grŵp Cynefin.
Each house would have its own private driveway and garden which includes a shed. The flats would have a shared garden area. The site would also benefit from an area of public open space.
The external built form of the buildings have been designed with traditional pitched roofs, stone and render external walls, punctuated with domestic fenestration.
The site would be well connected to the local shops, services and facilities within the settlement as well as to the nearby bus stops to connect to the wider area.
The site is proposed to deliver much needed housing which meets an identified need.
