Demolition of existing building and erection of 39 over 55’s senior living residential apartments at Plas Penrhos, Penrhosgarnedd

Cadnant Planning Ltd has been commissioned by Adra (Tai) Cyfyngedig to undertake a pre-application consultation (PAC) in respect of proposed development on Plas Penrhos, Penrhos Road, Penrhosgarnedd, Bangor.

 

We give notice that Adra (Tai) Cyfyngedig is intending to apply for the demolition of the existing office block and erection of 39 over 55’s senior living residential apartments together with associated works.

 

Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

ABOUT THE APPLICATION

This scheme seeks full planning permission for the demolition of the former offices building, and the erection of 39 over 55’s senior living residential apartments along with associated work at Plas Penrhos, Penrhos Road, Penrhosgarnedd, Bangor.

 

The scheme would be developed by a local Registered Social Landlord, Adran (Tai) Cyfyngedig.

 

The site lies in a predominantly residential area, located off Penrhos Road.

 

The units would comprise of 18 one-bed units and 21 two-bed units. All units are proposed as affordable units for those over the age of 55. The proposed mix of units seeks to meet an identified need in Bangor in accordance with the latest housing need figures.

 

The proposed apartment block would be located centrally within the site, with vehicular access and parking provision being laid out and undeveloped areas of the site will be soft landscaped with as many of the existing trees being retained as possible, along with additional tree planting to mitigate for the loss of some trees which are required to accommodate the development.

 

Vehicular access to the site would remain as existing, gaining access from Penrhos Road, via Llys Adda.
