Affordable housing development on land off Morfa Cadfan, Tywyn

Cadnant Planning Ltd has been commissioned by Adra (Tai) Cyf to undertake a pre-application consultation (PAC) in respect of proposed development on Land off Morfa Cadfan, Tywyn.

 

We give notice that Adra (Tai) Cyf is intending to apply for full planning permission for the erection of 13 affordable dwellings with the provision of a new site access, internal access road, landscaped areas, associated drainage provisions and associated works.

 

Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

This development is proposed by Adra (Tai) Cyf who are seeking full planning permission for the erection of 13 no. residential dwellings along with associated works, including the creation of a new site access point. The development would also include associated works for an internal access road and parking spaces, landscaping and public amenity space and drainage provisions including sustainable drainage systems.

 

The scheme is for 100% affordable housing and would comprise 13 no. bungalows aimed at meeting a specific housing need for local people. The intention is to give priority to the units offered to candidates over 55 years of age. However, where the units cannot all be let directly with these numbers, applicants who require an accessible unit and who are younger than 55 will also be considered.

 

The proposed housing all comprises of two-bedroom bungalows. Each unit will be self-contained in nature, with two-bedroom(s), kitchen/ dining area, living room and bathroom area. The scheme will include a total of 21no parking spaces on site, of which 8 would be for visitor parking, and amenity garden area would be provided either to the front and or rear of each unit.

 

Vehicle access to the site would be provided by extending onto the existing access road of which serves the Morfa Cadfan complex to the west. New pathways will be provided on site as well as soft landscaping in the form of planting trees and hedges. 

 

The proposed layout includes associated provision of an area to the north-west to provide for an attenuation basin dedicated for sustainable drainage strategy for the development. Informal amenity space will be provided on the south-west corner of the site as well as soft planting to be carried out within parts of the site. The proposal also provides a surface water drainage corridor to the north of the site which will provide for connection of surface water discharge into the watercourse.
