Erection of 58 affordable dwellings ON LAND AT RHOSDDU ROAD, WREXHAM

Cadnant Planning Ltd has been commissioned by Wrexham County Borough Council to undertake a consultation in respect of a proposed development at land off Rhosddu Road, Wrexham, LL11 2NW.


This consultation allows members of the public and community to be able to gain access to view the supporting documents online and make comments about the proposals which will then be considered and addressed.


Wrexham County Borough Council are seeking your views and opinions on initial draft proposals before they progress to develop the proposals further and prepare a planning application, which will subsequently be subject to a formal pre-application consultation in the future ahead of the submission of a formal application for full planning permission.

about this application

The project relates to a proposed redevelopment of the site, comprising of the demolition of existing buildings and the erection of 58 affordable dwellings along with the provision of a new access, internal access road and associated works on land at Rhosddu Road, Wrexham.

The application site lies within the development boundary of Wrexham and comprises of existing residential units, and a day care centre. The site is surrounded by mostly residential properties along with a park area to the south (opposite Garden Road) and commercial/ healthcare units (shop, Pharmacy and gymnasium unit) located within close proximity of the site.

 

The project initially proposes the demolition of the existing residential block along with the day care centre buildings and proposes to redevelop the site by erecting a total of 58 affordable dwellings along with associated works.  

The proposal seeks to provide a new vehicle access directly off Rhosddu Road to the north-east and off Garden Road to the south. The design and location of the proposed accesses have already been discussed with the Council’s Highway Officers. The proposed layout indicatively shows the associated provision for parking spaces and public open spaces to be provided within the site.

The proposed development provides a good mix of units consisting of the following;

  • 5 no two bed dwellings;

  • 5 no three bed dwellings;

  • 1 no five bed dwelling;

  • 2 no one bed bungalows;

  • 2 no two bed bungalows;

  • 1 no five bed bungalow;

  • Apartment block A comprising a mix of 16 x one bed units and 6 x two bed units,

  • Apartment block B comprising a mix of 8 x one bed units and 6 x two bed units,

  • Apartment block C comprising a mix of 3 x one bed units and 3 x two bed units.
