Affordable housing scheme on land adjoining Dol Eithin, Llanfihangel yn Nhywyn
Cadnant Planning Ltd has been commissioned by North Wales Housing Association and DU Construction Ltd to undertake a pre-application consultation (PAC) in respect of proposed development on land adjoining Dol Eithin, Llanfihangel yn Nhywyn.
We give notice that North Wales Housing Association and DU Construction Ltd is intending to apply for full planning permission for the erection of 26 affordable dwellings, construction of new vehicular and pedestrian access, diversion of a Public Right of Way, together with associated parking, landscaping and drainage works.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.
About the Application
This is a draft planning application in relation to proposals for the erection of 26 affordable dwellings at land adjoining to Dol Eithin, Llanfihangel-yn-Nhywyn. The application is being submitted on behalf of North Wales Housing Association (NWHA), the Registered Social Landlord. The site will be constructed by a local developer, DU Construction.
The development will include the construction of a new vehicular and pedestrian access, together with parking and drainage works. The proposal includes the diversion of an existing Public Right of Way, which will be enhanced and complemented by informal open space and landscaping works.
The development will include provision for a range of house types available for social rent. The mix of dwellings has been developed to address an identified need for housing within the area. The housing mix will comprise of the following:

Twelve x two person, one-bedroom flats;

Two x three person, two-bedroom bungalows;

Six x four person, two-bedroom houses;

Five x five person, three-bedroom houses;

One x seven person, four-bedroom house.
The proposals have been carefully designed to create a natural extension to the existing village, with new landscaped informal open space, tree planting, biodiversity enhancements and sustainable drainage features integrated throughout the site. Associated works include the creation of a new vehicular access from Lon Bach to the north of the site, internal roads and footways, parking, landscaping. The development includes the diversion of the existing Public Right of Way from Lon Bach, through to Dol Ethin which will be retained and enhanced.
