Affordable housing scheme on land off Ffordd Glanffynnon, Llanrug

Cadnant Planning Ltd has been commissioned by Adra (Tai) Cyfyngedig to undertake a pre-application consultation (PAC) in respect of proposed development on land off Ffordd Glanffynnon, Llanrug, LL55 4PT.

 

We give notice that Adra (Tai) Cyfyngedig is intending to apply for full planning permission for the erection of 17 affordable dwellings, along with the creation of a new vehicular access and internal access road, closure of two existing agricultural access points, creation of new access to serve new sub-station together with associated landscaping, drainage and other works

 

Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation

about this application

The proposal will seek full planning application for the erection of 17 dwellings with the provision of a new access, internal access road, landscaped areas, associated drainage provisions and associated works on land off Ffordd Glanffynnon, Llanrug.

The application site lies outside but adjacent to the development boundary of Llanrug, adjacent to the residential dwellings along Ffordd Glanffynnon which lie to the north of the site and adjacent to the residential properties of Minffordd which lie to the north west of the site. The site lies outside but adjacent to the settlement boundary of Llanrug, and is treated as an exception site where dwellings will be 100% affordable housing for local need.

The proposal seeks to provide a vehicle access directly off Ffordd Glanffynnon. The proposed layout includes associated provision for informal open spaces, sustainable drainage strategy and ecological enhancements.

The proposed development provides a good mix of houses consisting of the following;

  • 4no two bed bungalows;

  • 1no four bed bungalow;

  • 5no two bed dwellings;

  • 6no three bed dwellings;

  • 1no five bed dwelling.
