Redevelopment and conversion scheme at Mona Inn and Mona Isaf, Holyhead Road, Mona 

Cadnant Planning Ltd has been commissioned by Grŵp Amos Cymru Cyf to undertake a pre-application consultation (PAC) in respect of proposed development on Mona Inn and Mona Isaf, Holyhead Road, Mona, Gwalchmai, LL77 7EQ.

 

We give notice that Grŵp Amos Cymru Cyf is intending to apply for full planning permission for the renovation of existing dwelling and conversion of outbuildings to residential units, along with the creation of new vehicular access and closure of existing vehicular access together with associated works.

 

Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

ABOUT this application

This application is proposed by Grŵp Amos Cymru Cyf, who are seeking to renovate both Mona Inn and Mona Isaf, along with the conversion of the associated outbuildings, into open-market residential units. These buildings are designated heritage assets, which are Grade II and Grade II* listed respectively, and have fallen into disrepair following years of neglect. Recent emergency works were undertaken to repair and replace part of the roof of the Mona Inn, which was in critical condition, and this proposal seeks to ensure the long-term future of these buildings through a well-considered, viable scheme which adopts a conservation-led approach.

 

The development seeks to renovate the existing buildings and will locate all new residential units within these existing buildings, which have all been subject to structural surveys and deemed suitable for conversion. These buildings have also been subject to ecological surveys and a heritage impact assessment (HIS), and the proposal has been deemed to be suitable. Physical works will be limited only to those necessary, and new external materials will seek to match existing finishes.

 

The application is accompanied by a landscaping scheme which will provide significant biodiversity enhancement, along with a sustainable drainage strategy which adopts water conservation principles and will deal with both surface and foul water drainage.
