Affordable housing scheme on land near Sgwâr Glynllifon, Groeslon

Cadnant Planning Ltd has been commissioned by Williams Homes (Bala) Ltd and Adra (Tai) Cyf to undertake a pre-application consultation (PAC) in respect of proposed development on land at Sgwar Glynllifon, Groeslon.

 

We give notice that Williams Homes (Bala) Ltd and Adra (Tai) Cyf are intending to apply for full planning permission for the erection of 12 affordable dwellings, creation of new vehicular access together with associated works for internal access, parking, landscaping, public open space and drainage.

 

Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

ABOUT this application

This development is being brought forward by Williams Homes (Bala) Ltd and Adra (Tai) Cyf as joint applicants for a 100% affordable housing scheme to deliver 12 residential dwellings on land near Sgwâr Glynllifon, Groeslon. The proposal seeks to deliver much-needed affordable housing as part of Cyngor Gwynedd’s Housing Action Plan, aimed at addressing the significant shortfall in affordable properties across the County. The application site is located outside but directly adjacent to the Development Boundary of Groeslon, therefore the proposal is presented as an exception site to provide 100% affordable housing.

 

The development would seek to provide house types and sizes that address the specific needs of the local community. The following housing mix is proposed as part of the scheme:

  •        1 no. 3-bedroom bungalow;

  •          5 no. 2-bedroom house;

  •          2 no. 3-bedroom house;

  •          3 no. 5-person house; and

  •          1 no. 4-bedroom house.

​

The proposed development also includes works to create a new site vehicular access from Sgwâr Glynllifon, creation of an internal road, landscaping, creation of an area of public open space and drainage infrastructure.
