Affordable housing scheme on land adjacent to Ty’n Lôn, Y Ffôr

Cadnant Planning Ltd has been commissioned by Wiliams Homes (Bala) Ltd and Grŵp Cynefin to undertake a pre-application consultation (PAC) in respect to the proposed development on land adjacent to Ty’n Lôn, Y Ffȏr.

 

We give notice that Wiliams Homes (Bala) Ltd and Grŵp Cynefin are intending to apply for full planning permission for the erection of 27 affordable dwellings, alterations to the existing vehicular access from the B4354, creation of internal access road, public open space together with associated works.

 

​Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.​

About the Application

This application is proposed in joint partnership between Williams Homes (Bala) Ltd and Grŵp Cynefin for a scheme of 100% affordable housing in Y Ffôr, Pwllheli. The dwellings hereby proposed would be built by Williams Homes (Bala) Ltd as developers, on behalf of Grŵp Cynefin who would oversee ownership and management of the dwellings.

 

The proposal seeks to obtain full planning permission for the erection of 27 affordable dwellings, along with works for alterations to the existing vehicular access from the B4354, creation of an internal access road, provision of an area of public open space and associated works.

 

The majority of the application site is located within the development boundary of Y Ffôr and is allocated for residential development within the adopted Anglesey and Gwynedd Joint Local Development Plan (JLDP). A small portion of the northeastern corner of the application site is located outside of the development boundary and housing location, therefore part of this proposal represents an exception site for 100% affordable housing.

 

The application site lies directly adjacent to the B4354 highway to the east of Y Ffôr, to the north of the Gromlech Business Park between Ty’n Lôn, to the east, and Perthi, to the west.

 

The proposal aims to deliver a well-balanced mix of housing types that address identified local needs. The proposed housing mix is as follows:

  • 6 x 1-bed flats;

  • 12 x 2-bed houses;

  • 8 x 3-bed houses; and

  • 1 x 4-bed house.

A public consultation event will be held on 2nd September at Y Festri, Capel Ebeneser, Y Ffor, LL53 6UF between 3pm and 6pm. We welcome members of the local community to come along and discuss the proposals with members of the design team.
