Affordable Housing scheme on former site of Ysgol Nant y Coed, Llandudno Junction
Cadnant Planning Ltd has been commissioned by Cartrefi Conwy to undertake a pre-application consultation (PAC) in respect of proposed development on former Ysgol Nant y Coed site, Llandudno Junction, LL31 9EU.
We give notice that Cartrefi Conwy is intending to apply for proposed residential development comprising of the erection of 43 affordable dwellings, demolition of existing property to allow for new improved access, creation of internal road, associated drainage and landscaping works and other associated works.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.
ABOUT this application
The proposal seeks full planning application for the erection of 43 affordable dwellings along with associated works on land at Nant Y Coed, Llandudno Junction. The dwellings would be developed on behalf and managed by Cartrefi Conwy as Registered Social Landlord.

Access to the site is proposed off Ronald Avenue to the south of the site through the demolition of an existing dwelling in order to facilitate the construction of an improved vehicular access. New pedestrian access on both sides of the new vehicular access is to be provided whilst pedestrian access is also proposed to connect to the existing active travel route along the southern side of the site. The internal access road will serve all residential dwellings.

The development would provide for public open space/ amenity spaces within the site, with one located within the southern corner and another along the sites’ north eastern boundary. The proposal also seeks to provide shared amenity space in the form of ginnells. There is also proposed to be a public open space centrally within the site alongside a SuDS basis to provide for sustainable surface water system.

The proposal aims to deliver a well-balanced mix of housing types that address identified local needs. The proposed housing mix is as follows:

Each property will benefit from a private garden area which would be located to the rear of each unit(s). Each property will also have a dedicated parking space.

All properties have been designed to comply with Design Quality Requirements Wales (DQR) standards. The design of the properties are based on the Tai ar y Cyd Pattern book.

The appearance of the properties will be finished in a mixture of materials to provide for different styles and appearance on site. The materials proposed include:

The proposed layout includes vehicle access directly off the internal road or via a parking areas leading onto the internal road.
