Cadnant Planning Ltd has been commissioned by Williams Homes (Bala) Ltd and ClwydAlyn Housing to undertake a pre-application consultation (PAC) in respect of proposed development on land adjacent to Tan y Bryn Road, Amlwch, LL68 9BD.
We give notice that Williams Homes (Bala) Ltd and ClwydAlyn Housing is intending to apply for the erection of 52 affordable dwellings, creation of new vehicular access, together with associated works on land near Tan y Bryn Road, Amlwch.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

This consultation relates to a draft planning application seeking full planning permission for the erection of 52 affordable dwellings to be built and delivered by Williams Homes (Bala) Ltd for ClwydAlyn Housing, who would own and manage the properties as the Registered Social Landlord (RSL).
The application site is allocated for residential development within the adopted Anglesey and Gwynedd Joint Local Development Plan (JLDP) for the development of up to 58 dwellings (site reference T9).
The development seeks to erect 52 affordable units which would be split between two parcels of land either side of the existing access road to Tan y Bryn House, with 34 dwellings on the western plot and 18 dwellings on the eastern plot. The development would provide a mix of house types for both social and intermediate rent, including apartments, bungalows, terraced, semi-detached and detached dwellings. The housing mix seeks to provide a range of house types and sizes to meet the needs of the local community; the proposed mix is as follows:
· 12 x one-bedroom apartments;
· 2 x two-bedroom bungalows;
· 18 x two-bedroom dwellings;
· 16 x three-bedroom dwellings; and
· 4 x four-bedroom dwellings.
The development seeks to provide high-quality, lifetime homes which adopt sustainable design principles and will meet the needs of future occupants. The wider development includes areas of public open space, native tree and hedgerow planting, and includes provision for an ecological corridor along the western and southern boundary of the western plot. Additionally, the proposal includes provision for access, internal roads, parking, and drainage infrastructure.
