Creation of a nature reserve, including works to access, erection of a wildlife barn and construction of pathways on land at Greengates Farm, St Asaph

Cadnant Planning Ltd has been commissioned by Denbighshire County Council to undertake a pre-application consultation (PAC) in respect of proposed development on land at Greengates Farm, Abergele Road, St Asaph, LL17 0LE.


We give notice that Denbighshire County Council is intending to apply for full planning permission for the change of use of land from agricultural land to a new nature reserve, comprising native broadleaf woodland, scrub, wood pasture, wildflower meadow, ponds, and associated wildlife barn, with the reconfiguration of access off Cwttir Lane and the construction
of permissive pathways.


Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

The proposed development is for the change of use of agricultural land to create a new nature reserve at the site.

 

The nature reserve would comprise native broadleaf woodland, scrub, wood pasture, wildflower meadow, ponds, and the erection of an associated wildlife barn.

 

Previously infilled ponds would be restored, and new ponds created resulting in a total of 14 ponds across the site. A new wildlife barn would be constructed, with features specially designed to support a wide variety of wildlife including nesting birds and roosting bats.

 

The site will have a minimum of 20% canopy cover, helping Denbighshire County Council achieve its targets in relation to their declared Climate and Ecological Emergency, and will move the Council further towards their goal of becoming an ecologically positive council.

 

The proposed development would also result in the reconfiguration of the existing southern access into the site, located off Cwttir Lane, and the construction of permissive pathways within the site.
