Former Seiont Brickworks, Seiont Mill Road, Caernarfon
Cadnant Planning Ltd has been commissioned by Seiont Ltd to undertake a pre-application consultation (PAC) in respect of proposed development on Former Seiont Brickworks, Seiont Mill Road, Caernarfon, LL55 2YL.
We give notice that Seiont Ltd is intending to apply for the creation of new vehicular access and associated visibility splays and alterations to Waunfawr Road, creation of internal access road, stopping up of access to Plas Treflan and from Seiont Mill Road together with temporary use of land (5 years) as general storage (B8 use class), concrete batching plant area, recycling area, plant maintenance, associated weigh bridge and the siting of portacabins to be used as offices with associated parking and retention of workshop building.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.
About the Application
The wider former Seiont Brickworks site is currently being used in connection with the construction of the Caernarfon to Bontnewydd bypass.
The construction of the bypass is expected to be completed by the end of 2021/early 2022 and this application seeks consent for the temporary use of land at the former Seiont Brickworks for industrial processes and storage for a period of five years.
The application also seeks to provide a new vehicular access from Waunfawr Road and amendments to widen Waunfawr Road to provide a right-hand turn lane for vehicles travelling from Caernarfon direction. This would provide an overall improvement to this part of Waunfawr Road, providing safe pedestrian and cycle access to the application site in the short and long-term. A new access for Plas Treflan would also be provided from the internal access road within the site.
Following the completion of the proposed new access, the access along Seiont Mill Road would no longer be used by vehicles providing a betterment to the residents of dwellings located along Seiont Mill Road. Pedestrian access would continue to be available to maximise the site’s sustainability for pedestrians and cyclists.
