Affordable housing scheme on land adjoining Brynhyfryd / Cae Capel, Chwilog
Cadnant Planning Ltd has been commissioned by Williams Homes (Bala) Ltd and Grŵp Cynefin to undertake a pre-application consultation (PAC) in respect of proposed development on land adjoining Brynhyfryd/Cae Capel, Chwilog.
We give notice that Williams Homes (Bala) Ltd and Grŵp Cynefin are intending to apply for full planning permission for full planning permission for the erection of 25 affordable dwellings, creation of new vehicular access from the B4354, together with associated works.
Prior to formal submission to the Local Planning Authority and in accordance with the requirements set out in Part 1A of the Town & Country Planning (Development Management Procedure) (Wales) (Amendment) Order 2016, the proposal will be subject to pre-application consultation.

This application is proposed in joint partnership between Williams Homes (Bala) Ltd and Grŵp Cynefin for a 100% affordable housing scheme. The dwellings hereby proposed would be built by Williams Homes (Bala) Ltd on behalf of Grŵp Cynefin, who would own and manage the properties.
The proposal seeks full planning permission for the erection of 25 affordable dwellings with provision of a new access and associated works on land adjoining Bryhyfryd / Cae Capel, Chwilog.
The majority of the application site is located within the development boundary and is allocated for residential development within the adopted Anglesey and Gwynedd Joint Local Development Plan (JLDP). A small portion of the site is located outside of the allocation and the development boundary of Chwilog, therefore part of the proposal represents an exception site for 100% affordable housing.
The application site lies directly adjacent to the B4354 highway on the approach into Chwilog, between Brynhyfryd farm to the west and Cae Capel to the east.
The proposed development seeks to provides a good mix of houses, consisting of the following;

6 x 1-bed bungalows;

2 x 2-bed bungalows;

8 x 2-bed houses;

8 x 3-bed houses; and

1 x 4-bed house.
